Christopher Charles provide two types of services managed and non managed and our fees are based and calculated on gross rental income for the whole term and paid in advance.

Management Service includes:

  • Accompanied viewings on appointments
  • Referencing tenants
  • Preparing contracts
  • Quarterly Property inspections
  • Collecting rent and forwarding onto the landlord
  • Arranging repairs on property
  • Ensuring gas and electrics are up to date

Non Managed service includes:

  • Accompanied viewings on appointments
  • Referencing tenants
  • Preparing contracts
  • Setting up standing order on behalf of the landlord
  • Ensuring gas and electrics are up to date

Requirements prior to Letting your Property

Before the start of the tenancy certain safety regulations including gas, electric and furniture safety must be complied with.


The landlord must ensure that all furnishing meet fire and soft furnishing (amendment regulation 1993) and carry permanent labels to that effect.


The landlord has to provide a valid gas safety certificate by a Gas Safe Registered engineer.


The property would benefit from a landlords electrical safety certificate issued by a registered engineer (NICEIC), although this is optional. The portable items (PAT test) in a property can also be tested should you not carry out a full inspection by a registered NICEIC engineer.


Energy performance certificate is also required by law.

  • Fees for Gas Safety certificate £96 inc VAT
  • Fees for PAT testing £60 inc VAT
  • Fees for periodic inspection £150 inc VAT
  • EPC £66 inc VAT

Inventory and Check in

Prior to a new tenant moving in an inventory should be provided. Should you wish to use an inventory company to prepare an inventory and carry out a check in, Christopher Charles can organize this for you. The cost varies depending on the size of the property and price varies from £100 to £300. Please enquire as to the exact price prior to the commencement of the tenancy agreement.
