Christopher Charles Estate Agents Fees and Terms for Tenants

Standard Administration Fee

This charge is made to cover the administration costs involved in taking up occupation, ie taking up references with your bankers and drawing up the tenancy agreement between landlord and tenant.

  • 1-2 Occupants £300.00 (inc VAT)
  • For each successive person £120.00 (inc VAT)
    • If you fail to occupy the property through no fault of your own, then the above fee is completely refundable along with the holding deposit referred to below. If your references are deemed to be unsuitable or you simply change your mind, then the administration fee is will be retained by Christopher Charles.

      Renewal fees

      Should you wish to renew your agreement, please contact us two months prior to the end of the agreement. We at Christopher Charles do not charge renewal fees to tenants.

      Holding Deposit

      In order to secure a property a £100 holding deposit is required as well as the administration charge. The holding deposit is fully refundable at all times.

      Tenancy Deposit

      A deposit equivalent to 6 weeks rent must be paid in cleared funds prior to the commencement of any tenancy. If we manage the property, the deposit is held by Christopher Charles as stakeholders for the duration of the tenancy agreement and is held against rent arrears, damages/dilapidations to the property. Otherwise if the property is non-managed the deposit is held by the landlord. At the end of the tenancy agreement the deposit is returnable subject to a final inspection and full inventory check.

      Early Termination

      The tenancy agreement is a legal and binding contract for the set term that you have previously agreed and signed for. However if due to unforeseen circumstances you need to leave the property before the expiration of the tenancy, you will be responsible for reimbursing the landlord any refund of commission that Christopher Charles has charged the landlord on a pro-rata basis, unless you are exercising a break clause contained in your tenancy agreement. You should confirm such fees with Christopher Charles before finalizing any such agreement with the landlord. In addition a break fee of £360 inc VAT is payable.


      In the event that you can source a replacement tenant, subject to suitable references, then you would be only liable to pay the break fee of £360 inc VAT, no other charges will apply.

      Tenancy deposit protection Scheme

      Where the deposit is held by Christopher Charles, the deposit is protected using www.mydeposits.co.uk, which is government registered scheme. In case of dispute the matter will be referred to an independent adjudicator.

      Inventory Check-Ins and Check-outs

      The landlord is responsible for the inventory and check in fees and the tenant is responsible for check outs fees. On average depending on the size of the property the price varies from £100 to £300. Please enquire as to the exact price prior to signing the tenancy agreement.

      End of tenancy clean

      At the end of the tenancy, the property must be professionally cleaned by the tenant. The cost varies according to the size of the property. Prices range from £95 to £375. Please enquire as to the exact price prior to signing the tenancy agreement.

      Client Money Protection

      Christopher Charles confirm that they have client money protection in place and this is underwritten by W.R. Berkley Insurance (Europe) Limited.


      Christopher Charles is part of the TPOS (The Property Ombudsman Scheme) redress scheme which independently reviews complaints.
